Having been involved in the real estate industry for more than 35 yrs I understand that the LAST person a home buyer or seller wants to talk to is a real estate agent.
When someone is thinking about a real estate transaction, the First thing they do is their due diligence, whats for sale, whats sold, whats happening in the location, area etc.
Once they have been satisfied that they have sufficient information to make an informed decision, then and only then, They will make contact.
Our strategy below has been built around these facts.

Let me Give you an example and explanation of target market and direct response offers:

When someone is contemplating a real estate transaction, the first thing they do is gather information. 

If you have a waterfront house and are thinking of selling it… the first thing you’d want to know is…
“I wonder what are the waterfront houses going for these days?”
But the thing is, you want to do it in a voyeuristic kind of way.
Without commitment…without revealing information to a real estate agent, that you might be thinking of selling. 

You don’t want them to jump on you right away! You just want to have an idea what your house might be worth for now. That’s all.
And guess what? 

Everyone is like that. Your prospects too!

People are reluctant to commit to things…especially when they feel somebody will jump at them from behind and start pressuring.
The only goal of my service is to get a conversation started. To get somebody to raise their hand. 

And the most effective way to do that is to offer something people are already looking for.

When I first started going deep into lead conversion as a science, I came across a company called The Inquiry Handling Service.

As the name suggests, this company handles inquiries for all sorts of industries.  They deal with millions and millions of leads every year.
What’s interesting about them is they do something called, “Did you buy?” surveys.

Every ninety days they call a sample of prospects and ask them if they bought whatever it is these people were inquiring about.
For example, if you inquired about taps at a trade show, they’d call you up and say, “ Hey Roger, you came to the Home Show last month and you inquired about taps. Have you bought any taps yet?”
This is the only question they ask.

Then, they’d repeat the same question with different samples at ninety days, six months, nine months, twelve months, and so on.
What they found out is fascinating:
Just over HALF of the people who inquire about something will buy what it was they inquire about… within eighteen months.

In other words, from a pool of 100 prospects, 50 will buy what you sell… if you give them enough time. 

They might not buy it from YOU…but they will buy it.
But…Only 15% of them will buy in the first ninety days.
Imagine that!
85% of the value of the leads you generate today is at least ninety days out!
When you focus only on those 15% of people who are ready to buy right away, you are leaving a huge pile of money on the table.

A better approach for you is to cater to both groups of buyers: quickly find and sell to the 15% who are ready to buy right now… without alienating or scaring off the other 85%.

These are people who:

3) know what they want,

4) know when they want it, and

For somebody to qualify to be a 5 star prospect, they need to meet all five criteria above… in the same order listed above.
The very first thing you want to know is if they’re willing to engage in a dialogue.

In the first twenty-four hours when people opt-in for something (a report, an ebook, etc)… we send them a short, personal, expecting a reply type of email.

For example…

Hi Roger…. We will call you shortly to ask which of the 2 free reports we offer you would like?
Prospects who are ready to buy will engage in a dialogue with you.

At the same time, you make it ok for people who are not ready yet. And they don’t feel pushed or pressured into anything.
Then we use our follow up letters and newsletters to continue the conversation with your 85% of future buyers to add value and, over time, to get them to know who you are.

And here’s the thing:

Every time you communicate with them… every time we send your newsletter out… you have the opportunity to make them offers and to motivate them to do business with you.

It might take 3 months, it might take 6 months… it might take eighteen months!

But at some point they WILL be ready. (Remember the survey results?)
All you need to do is to patiently… consistently… systematically educate and motivate them until they are.
